Architect Leo Garcia has developed the TOSKaltenberg project in Geltendorf, Bavaria — a settlement of modular homes ranging from 50 to 75 square meters. Two 75 sqm buildings have already received building permits; two more of 50 sqm are pending approval. Investment costs are approximately €350,000 for a 75 sqm unit and €235,000 for a 50 sqm unit, plus monthly land lease fees of €400 and €255 respectively. The land is leased for 40 years, after which the houses can be relocated or sold as modules.
