Marion County commissioners in Florida voted unanimously on August 18 to reject a proposed 173-unit RV park and commercial development in southeast Ocala. The application sought to rezone 26 acres along US 441 and was filed by MBV Engineering Inc. on behalf of landowner Copper Penny Farm, LLC.
Concerns included the site's distance from municipal utilities—over 3 km to water and about 6 km to sewer lines crossing CSX railroad tracks—as well as its location in a source protection zone and the absence of legally binding development commitments under straight zoning. Despite a unanimous recommendation from the planning and zoning commission, the commissioners denied the project. The applicant declined to withdraw the application, even after being offered the option to submit a planned unit development (PUD) later.
