Residents of the San Jose Mobile Home & RV Park accuse the owner, Monte Christo Communities, of pressure and harassment. They say the management company, which acquired the park in 2019, is demanding they sign new lease agreements and issuing violation notices, which residents view as retaliation for forming a tenants association.
The association was founded by Maria Munoz, who told San José Spotlight she has received numerous notices, including one in January about feeding stray cats. After refusing to sign a new lease, she began receiving notices requiring her to fix violations within seven days. Typically, after three such notices in a year, management begins eviction proceedings. Resident Alma Baylon, 63, has received three notices since March, when she joined the association, and fears eviction.
Owner Brock Cavey (in another source, Brock Caveney) denies the allegations, saying the notices are meant to enforce rules and that the company does not track association membership. Residents also report being pushed to sign long-term leases with annual rent increases of 5.5–7%, which they believe is a way to bypass city rent control.
