Coastal Resorts Ltd, through agent Geraint John Planning Ltd, has applied to the Pembrokeshire Coast National Park Authority to replace touring pitches with 16 static caravans and regularise four unauthorised units at Moreton Farm Leisure Park, Moreton Lane, near Saundersfoot.
The park currently has 64 static caravans and 20 touring caravans. A previous change-of-use application was refused last summer. The refusal found that the proposal would intensify permanent development, reduce open green space and harm the character of the landscape, and that there was no further capacity for extensions to medium or large caravan sites such as this. The amended scheme follows a pre-application consultation and cuts the proposed static caravans in the northern parcels from 20 to 16, keeping the site within the permitted baseline of 80 pitches.
A supporting statement cites a UK Caravan and Camping Alliance report putting average daily spending at £217 for visitors in rented accommodation and £101 for touring visitors. At a conservative 50 per cent occupancy over the 213-day peak season (1 April to 30 August), the proposed 20 static units, including the four unauthorised ones, would generate approximately £462,210 in visitor spend. Retaining 20 touring units and removing the four unauthorised units would generate only £215,130. The applicant calls the scheme a significant investment in the park and the local area. Park planners will consider the application at a later date.
